Terms of Service

By creating an account, listing a property, browsing listings, or otherwise using our website and services, you agree to these Terms of Service ("Terms"). If you do not agree, do not use the platform.

1. Who we are

Greece2Stay operates an online listing and messaging platform. We are not a travel agency, estate agent, or party to rental agreements between guests and hosts. We do not own, manage, or routinely inspect listed properties.

2. Eligibility

You must be at least 18 years old and able to enter a binding contract to use the platform. You are responsible for ensuring that your use complies with applicable laws in your country and in Greece.

3. Accounts

• You must provide accurate registration information and keep your credentials secure.
• You are responsible for activity under your account.
• We may suspend or terminate accounts that violate these Terms, our policies, or applicable law.
• Platform administrator accounts are for site management only and may not be used to list properties as a host.

4. Listings and host responsibilities

Hosts publish user-generated content, including descriptions, photos, prices, and contact details. Hosts represent and warrant that:

• They have the right to offer the property for short-term rental and to use submitted photos and text.
• Listing information is substantially accurate, not misleading, and kept reasonably up to date.
• They will comply with local licensing, tax, and short-term rental regulations that apply to them.

Listings may require our approval before appearing publicly. We may approve, reject, edit, feature, deactivate, or remove listings at our discretion. Host subscription plans may limit how many listings can be active at once.

5. Guests and bookings

Greece2Stay does not process accommodation payments or act as an escrow agent. Guests and hosts negotiate and contract directly. Any deposit, payment, cancellation, or dispute is solely between the guest and the host unless we state otherwise in writing.

6. Messaging and conduct

You agree not to:

• Post unlawful, fraudulent, discriminatory, harassing, or misleading content.
• Impersonate others or scrape, spam, or disrupt the platform.
• Circumvent listing limits, moderation, or security measures.
• Use the platform for purposes unrelated to genuine rental inquiries.

7. Featured listings and paid plans

Hosts may purchase or request upgraded plans or featured placement. Fees, limits, and billing intervals are shown at checkout or in the host dashboard. Unless required by law, subscription fees are non-refundable once a billing period has started. We may change pricing with reasonable notice.

8. Intellectual property

We own the platform design, software, and branding. Hosts grant us a non-exclusive licence to host, display, and promote their listing content for operating the service. You may not copy or reverse-engineer the platform except as permitted by law.

9. Disclaimers

The platform and listings are provided "as is" and "as available." To the fullest extent permitted by law, we disclaim warranties of merchantability, fitness for a particular purpose, and non-infringement. See our Disclaimer for additional information about third-party listings.

10. Limitation of liability

To the maximum extent permitted by applicable law, Greece2Stay and its operators will not be liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or goodwill arising from your use of the platform or any rental arrangement. Our aggregate liability for claims relating to the platform will not exceed the greater of (a) amounts you paid us in the twelve months before the claim or (b) €100, except where liability cannot be limited under mandatory consumer or other law.

11. Indemnity

You agree to indemnify and hold harmless Greece2Stay from claims arising out of your listings, your conduct, your breach of these Terms, or your rental agreements with other users, except to the extent caused by our intentional misconduct or gross negligence.

12. Privacy and cookies

Our Privacy Policy explains how we collect and use personal data and cookies. By using the site you also consent to essential cookies required for authentication and security, as described there.

13. Changes

We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date. Continued use after changes constitutes acceptance. If you do not agree to updated Terms, you must stop using the platform.

14. Governing law and disputes

These Terms are governed by the laws of Greece, without regard to conflict-of-law rules. Courts in Greece shall have exclusive jurisdiction unless mandatory consumer protection rules in your country require otherwise. EU consumers may also use the European Online Dispute Resolution platform.
